Located on an 18-acre site at Turn 11 of the world-renowned Circuit of the Americas Formula 1 racetrack in Central Texas, T11 COTA Car Condos is a distinctive mixed-use automotive development designed for car lovers and racing enthusiasts. The project features 175 private garage condos totaling 369,000 SF, as well as a 7,000 SF clubhouse with a kitchen, offices, and flexible meeting space. The site includes two detention ponds, extensive utility infrastructure, and 130,000 SF of roads and parking to support a dynamic, community-centered environment.

The client’s vision was to create a destination where automotive enthusiasts could own and customize their own “man cave” garage spaces. M&F served as the construction partner, bringing that vision to reality through thoughtful planning, flexible design, and creative material use that maximized both unit size and budget.

Smart Design Meets Practical Execution 

The garage structures were built using pre-engineered metal building systems, wrapped in glass and metal siding facades that deliver a clean, industrial-modern look. The main drive was intentionally designed to create a seamless material and aesthetic transition as guests and owners drive directly off the track, establishing a strong connection between the racing experience and the community space.

To give owners full creative freedom, each interior unit was built for maximum flexibility and customization, allowing every garage to reflect its owner’s unique style. This approach required precise planning and execution, ensuring structural consistency while supporting individual expression.

Creative Problem-Solving Under Pressure

Ahead of the inaugural race event, M&F was asked to build a full unit to give prospective buyers and guests a true sense of what ownership would feel like. With only weeks to deliver, the team constructed an in-place showroom space that matched the look and feel of a finished unit. Since the permanent power infrastructure was not yet live, lighting and electrical systems were powered through a temporary generator setup, ensuring the space was fully functional and immersive.

This mock-up became a centerpiece during the race, allowing visitors to walk through, experience the design firsthand, and imagine how they could make the space their own. It was a fast, creative, and strategic solution that showcased both the vision of the project and M&F’s ability to deliver under pressure.
