A Mixed-Use Project Designed to Fit the Character of Southside
The project required careful navigation of a tight site bordered by an existing property. M&F coordinated closely with Oncor to establish temporary power, maintain uninterrupted electrical service for neighboring properties, and plan the installation of permanent power within the site’s complex layout. Additional challenges came from the need for lane closures along busy streets and the high volume of pedestrians circulating around the active construction zone. To work safely and efficiently within these constraints, the team implemented detailed logistics planning, traffic coordination, and frequent communication with city officials.
Due to the limited footprint available onsite, M&F also secured temporary space in nearby historic buildings and leased an empty lot across the street for material storage and staging. These offsite storage solutions allowed the project to progress without congestion, delays, or impacts to the surrounding community. Retention systems for the parking garage were also incorporated into the design and required close collaboration between engineering teams and field operations.
Delivering Architecture That Reflects the Southside Community
The architectural character of the development was designed to align with the historic and eclectic style of Fort Worth’s Southside. Achieving this aesthetic required a high level of craftsmanship and attention to detail in both materials and finishes. Each building contributes to a cohesive streetscape while providing modern functionality for office users, retailers, and the public spaces around them. The completed 701 development blends new construction with the charm and energy of the surrounding district, resulting in a mixed-use destination that feels authentic to the community and built to serve it for years to come.
