Transforming a Complex Industrial Site

A new, ground-up industrial development on a 15.6-acre greenfield site in Lewisville. The project includes two tilt-wall buildings: a 38,658 SF rear-load facility with 17 dock doors and a 30-foot clear height, and a 234,395 SF cross-dock facility with 73 dock doors and a 32-foot clear height. M&F provided extensive coordination and value engineering to overcome drainage, grading, and retaining wall challenges, helping bring the full development together with clarity, efficiency, and long-term performance in mind.

Delivering Continuity, Leadership, and Site Solutions

This phase of Austin Ranch required more than standard industrial construction. The greenfield site presented complex drainage patterns, significant grade changes, and the need for retaining walls to achieve functional building elevations. M&F provided extensive value engineering to refine wall designs, adjust grading strategies, and minimize impacts on the overall budget. The team worked closely with civil engineers to re-evaluate site flows, optimize stormwater solutions, and create a layout that balanced cost efficiency with long-term performance.

Leading Coordination Across the Site
Because of the scale of the site and its proximity to neighboring properties, the project demanded a high level of coordination. M&F led communication between the design team, grading and utility trades, drainage specialists, and adjacent landowners to ensure that every element aligned with the development plan. By addressing conflicts early and managing the sequence of work, the team kept the project moving while preventing downstream issues that could delay the schedule or affect neighboring sites. M&F acted as the unified force guiding the project through each stage of construction.

Transforming Challenges Into Cohesive Results
Despite the technical challenges associated with drainage, grading, and retaining structures, the project came together as a cohesive and well-executed industrial development. The tilt-wall buildings feature painted panels with architectural reveals, stone-accented entrances, and modern proportions that elevate the visual presence of the site.

A Partner Invested in the Project’s Future
The client’s decision to continue working with M&F was rooted in trust and proven performance. Through proactive leadership, transparent communication, and disciplined execution, M&F helped shape the Austin Ranch development into a functional and polished industrial project. This phase reinforces the value of a construction partner who can navigate complexity, align stakeholders, and deliver a finished product that reflects both the vision and the long-term goals of the owner.
