Located off the highway in DeSoto, East Centre Park is a speculative light industrial complex developed in partnership with Crow Holdings Industrial and Pritchard Associates. M&F served as the construction partner, leading delivery of two new warehouse facilities on a 50-acre site totaling 837,000 SF.
The buildings were designed with functionality and flexibility in mind. Each offers two dock door sizes, 9’ x 10’ and 12’ x 14’, to accommodate a range of users. The site also includes 434 standard parking spaces and 266 trailer parking spaces, providing ample capacity for both staff and logistics operations.
Turning Site Challenges into Opportunities
While the project’s location offered ideal highway access for trucking operations, it also presented significant site challenges. The team encountered extensive rock and complex grading requirements that required deep excavation and the addition of multiple retaining walls.
Through close collaboration with the design team and ownership, M&F identified creative solutions to reduce cost and complexity. By slightly reducing the overall building footprint, the team eliminated the need for millions of dollars in additional retaining walls while maintaining the project’s functionality and tenant flexibility. This proactive approach protected the client’s budget without compromising the development’s quality or performance.
