When Quadrant acquired the site, their vision was clear: preserve the neighborhood’s character while delivering a best-in-class office destination. M&F served as the construction partner, working closely with the client and design team to bring that vision to life. The design intentionally preserved an industrial sensibility through exposed concrete, bar grate screening, and visible precast concrete panels that highlight the structure’s honest materials. Custom window systems and thoughtfully designed terraces added a contemporary edge, creating a space that feels both fresh and grounded in its surroundings.

A new walkway links the building to a neighboring shopping center, using pavers, terraces, and greenspace to create a warm, natural environment that invites interaction and activity.
